No property market in Spain depends on international buyers as much as the Costa Blanca. Alicante province had the highest share of foreign home buyers in Spain in 2025, at 43.3% of all purchases, and new-build prices rose 12% in a year (Colegio de Registradores, Anuario 2025). That demand has brought a wave of developments calling themselves luxury. Some deserve the word. Others are a render, a sales office and a delivery date that keeps moving.
This is a shortlist of five luxury new-build developments on the Costa Blanca that we think are worth a viewing trip in 2026, each in a different town and each suited to a different buyer. We are a developer and we have included our own project. We put it first, and we explain why below. The criteria come first so you can check our reasoning against your own priorities.
How we chose these developments
Every development here is a named project with its own developer or builder, current prices or a clear price route, and a real presence on the coast. Then we weighed five things:
- What you can see today. A finished show villa tells you more about quality than any brochure. Developments with homes you can walk through scored higher than projects that are still plans on paper.
- Location you can live in. Can you walk to a beach, a restaurant or a pharmacy, or does every errand start with the car? A second home gets used more when daily life is on foot.
- Space and privacy. Plot size, a private pool, and how close the neighbours are.
- Specification. Energy rating, heat pumps, solar, lifts, home automation. At this price, buyers in Spain now expect them as standard.
- Transparency. Published prices, a named developer, a building licence and floor plans you can download before you speak to anyone.
Here is the shortlist at a glance.
| Development | Best for | Location | Price from |

1. Villas de Loix (best for detached villas you can view finished, near the beach)
Disclosure: Villas de Loix publishes this list, and we have put ourselves at number one. Read the criteria above and judge for yourself whether we have earned it. The four developments below are genuine alternatives, and each one has something we do not, whether that is a golf course on the doorstep, a clifftop sea view or a home in the city of Alicante.
Villas de Loix is a private enclave of 27 architect-designed villas on the hillside above Rincón de Loix, at the eastern end of Benidorm and the foot of the Sierra Helada natural park. The villas are single-storey and two-level homes with three and four bedrooms. Each one stands on its own plot of 500 m² or more, with a private pool, a garden and a garage or parking. The Levante beach and seafront promenade are about a ten-minute walk away, and the town’s restaurants, shops and services are closer still.
What sets the project apart at this price is that you do not have to buy from a drawing. Two villas, Villa 26 and Villa 25, are finished, furnished and open for viewing. You can walk through them in person or on a video call and see the finishes, the light and the size of the rooms before you commit. The remaining villas are due for completion in the third and fourth quarters of 2027.

Why consider Villas de Loix:
- Detached villas on plots of 500 m² and more, each with its own pool, in a private enclave
- Walking distance to the Levante beach and town life, which is rare for a detached villa with a garden
- A specification built for year-round living: en-suite bathrooms to every bedroom, a lift between floors, solar panels, a heat pump, a smart home system and pre-installation for an electric car charger (as built in Villa 26)
- Prices published villa by villa, the developer named on the site, a building licence granted in 2023 and floor plans you can download without filling in a form
- A staged payment plan from 20% of the price, with help on bank financing, and furniture and landscape packages so the villa is ready to live in on handover
Worth knowing: Benidorm has a reputation, and its high-rise skyline is not for everyone. The villas sit in a quiet pocket on the hillside, but the streets of Rincón de Loix below are a lively, busy resort with year-round bars, restaurants and services. Expect town life on your doorstep. If a remote hilltop and total seclusion matter more to you than walking to the beach, one of the developments further down this list will suit you better. Most of our villas are also still under construction. Only the two show villas are finished today.
Villas de Loix is best for: buyers who want a detached villa with a pool, the beach and town on foot, and the chance to see the finished product first. See all 27 villas and their availability on the villas page.

2. Lirios Design, Cumbre del Sol (best for sea-view resort villas)
Lirios Design is a set of contemporary detached villas in the Cumbre del Sol residential resort, on the cliffs above Cala Moraig between Moraira and Jávea. It is built by VAPF, a Costa Blanca construction company working at the luxury end since 1963. Four three-bedroom models are on offer, priced from €1,865,000 to €2,450,000 excluding VAT. Most of the available plots face south-east, towards the sunrise and the sea. Some villas are already under construction for buyers who do not want to wait, and plots are also sold with a fully custom build.
Why consider it:
- Sea views from most plots, inside an established resort with its own services
- Energy rating A
- A builder with six decades of luxury work on this coast, and a private online area where buyers follow their construction with regular photos
Best for: buyers who want a sea-view villa in a resort setting and enjoy being involved in the design. Every listed model has three bedrooms, and the resort sits on a hilltop, so expect to drive to the beach, shops and restaurants.
3. Residential Portet Vila, Moraira (best for large villas by the beach)
Residential Portet Vila is a group of three Ibiza-style villas at El Portet, one of the prettiest bays in Moraira. It was developed by Costa Houses and its investors with the architect Joaquín Lloret of Lloret Designs. The villas have four to six bedrooms over three floors, between 385 and 510 m² of living space, and plots of 1,000 m². They are about 390 metres from El Portet beach, and the listings mention lifts, underfloor heating, home automation, private pools and garages, with cinema rooms and gyms in some of the villas. Prices run from €2,900,000 to €3,700,000. The listings say purchase costs are extra but do not say whether VAT is included.
Why consider it:
- About 390 metres from one of the most sought-after small beaches on the coast
- Generous four- to six-bedroom villas on large plots, with the specification to match the price
- A distinctive, design-led architecture rather than a standard developer template
Best for: buyers with a larger budget who want a big family villa within walking distance of a beach. With only three villas, availability can change quickly, so check before you plan a visit.
4. Luzzerna, Alicante (best for city and beach living, ready now)
Luzzerna is a development of 14 semi-detached family houses by AEDAS Homes, one of Spain’s largest housebuilders, on the Cabo de las Huertas headland in the city of Alicante. The houses have four or five bedrooms, a private garden and solarium, a basement wine cellar and the option of a private pool, with a communal pool as well. Prices start at €1,150,000 excluding VAT, and the energy rating is A. The developer’s Spanish page shows construction as finished. The coves and beaches of Cabo de las Huertas are a short walk away, and central Alicante is about 15 minutes, with tram and bus stops nearby.
Why consider it:
- A finished home in a city with year-round culture, international schools and hospitals
- Close to Alicante-Elche airport, which suits buyers flying in often
- Energy rating A from a large, established developer
Best for: families or commuters who want city life and the beach together, and are happy with a semi-detached house rather than a detached villa.
5. Las Colinas Golf & Country Club, Orihuela Costa (best for golf-resort living)
Las Colinas Golf & Country Club is a 330-hectare gated estate in the south of the Costa Blanca, built around an 18-hole championship course designed by Cabell B. Robinson. Its official developer, Las Colinas Residential, is building several villa collections. They include the Lima Collection of single-storey villas with three or four bedrooms, and Villas Arbórea, three-bedroom homes over two levels with architecture by AECOM. Villa prices are given on request. Apartments in the Azahar and Citrus buildings start at €615,000 excluding VAT. The estate also has its own beach club on the coast.
Why consider it:
- A course the club says has been named the best in Spain five times
- A complete, managed resort with landscaping, security and a beach club
- A choice of villas and apartments, so the entry price is lower than the other picks
Best for: golfers and families who want resort facilities on the doorstep. The estate is inland, so the beach is a drive away, and villa prices are not published.
What makes the Costa Blanca different
The Costa Blanca runs for roughly 200 km along the coast of Alicante province, and the north and south feel like different regions. The north is hilly and green, with coves, cliffs and older towns. Prices are higher here and the homes tend to be villas. The south is flatter, with long sandy beaches, golf resorts and more apartments, and prices are generally lower. Benidorm sits between the two, with two long beaches and the Sierra Helada natural park, and it offers big-town services, open all year, in a resort setting.
Access is a big part of the appeal. Alicante-Elche airport handled a record 19.95 million passengers in 2025, more than any Spanish airport except Madrid, Barcelona, Palma and Málaga (Aena). That means direct flights from most of northern Europe all year, not only in summer, which is what makes a Costa Blanca home practical as a second home or a place to spend the winter.
Prices are rising. New-build homes in Alicante province averaged €2,682 per square metre in 2025, up 12.0% on the year before, while resale homes averaged €1,932 (Colegio de Registradores). Luxury villas sit well above those averages, but the trend explains why good plots near the sea are getting harder to find.

Which development is right for you?
Match the development to the life you want there:
- You want a detached villa, the beach on foot and to see the finished house first: Villas de Loix.
- You want a sea view above all, in a resort: Lirios Design, Cumbre del Sol.
- You want a large villa by a small, quiet beach, and the budget is higher: Residential Portet Vila, Moraira.
- You want a finished home in a city, near the airport: Luzzerna, Alicante.
- You want golf and resort facilities on the doorstep: Las Colinas, Orihuela Costa.
Whichever you shortlist, ask each developer the same questions. Is there a building licence, and can you see it? Is every stage payment protected by a bank guarantee or insurance policy? Which homes are actually finished, and can you visit one? What exactly is included in the price, and what is extra? A good developer answers all four without hesitation.
Frequently asked questions
How much does a luxury new-build villa cost on the Costa Blanca?
Across this shortlist, starting prices run from about €1.1 million for a semi-detached house in Alicante to €2.9 million for a large villa by the beach in Moraira, and most are quoted before VAT. A detached villa with a private pool and a plot of around 500 m² in a good coastal location generally starts at around €1 million. At Villas de Loix, prices start at €1,080,000 plus VAT.
What taxes do I pay on a new-build home in Spain?
When you buy a new home directly from the developer you pay VAT (IVA) at 10% of the price, rather than the transfer tax charged on resale homes (Agencia Tributaria). On top of that comes stamp duty (AJD) on the deed. In the Valencian Community it is 1.4% for a second home, and since August 2026 it has been 0.1% when the home will be your main residence. Notary, land registry and legal fees are extra. Tax rules change, so confirm the figures for your situation with an independent lawyer before you sign.
Is it safer to buy a finished home or off-plan?
Both can be safe if the developer is solid. Off-plan usually means a better choice of homes and a staged payment plan. A finished home removes the uncertainty about quality and delivery. A good middle ground is a development with finished show homes, where you can see the real build quality before you commit to an unfinished one. Whatever you buy, make sure every payment before handover is protected by a bank guarantee or insurance, and have your own lawyer check it.
Should I buy in the north or the south of the Costa Blanca?
Choose the north if you want hills, coves and detached villas and can pay more. Choose the south if you want golf, long sandy beaches and lower prices. Benidorm, between the two, suits buyers who want a villa and a beach with big-town services all year round.
Can I view a new-build villa without travelling to Spain?
Many developers now offer video viewings. At Villas de Loix you can book a live video walk-through of the show villas, or take the Villa 26 360° tour in your own time.
Is this list biased towards Villas de Loix?
We publish it, so yes, and that is why we say so at the top, point out our own drawbacks and list four other developments we think are genuinely good. Use the criteria, visit more than one, and choose the one that fits how you want to live.
Final thoughts
There is no single best luxury new-build development on the Costa Blanca. A clifftop resort villa, a beachside villa in Moraira, a finished city house in Alicante and a golf-resort home each make the best choice for someone. If you want a detached villa with its own pool, a short walk from the beach and the town, and you want to stand in the finished house before you decide, that is what we built Villas de Loix for. Get in touch and we will arrange a viewing, in person or by video. You can also read more about the Rincón de Loix area or browse our buyers’ FAQ.
